What is The Ranch Club?
The Ranch Club is currently a semi-private golf club community on 343 acres with 198 custom homesites, 72 town home and condominium sites, and 95 club lodge sites. The Ranch Club is a private golf club within a vibrant community of quality homes.
What amenities are available at The Ranch Club?
The Ranch Club offers an 18-hole championship golf course, clubhouse, driving range, four swimming pools, and a fitness center as the centerpiece to the community. Residents will enjoy landscaped boulevards, continuous sidewalks and open park space. Generous setbacks on custom homesites ensure a comfortable buffer between homeowners.
Clubhouse amenities include an exquisite restaurant that is open to the public and lounge with the finest of indoor and outdoor dining, concierge service and golf shop.
All of the planned community amenities are complete and include a state of the art fitness facility and swimming complex comprised of four pools. 15,000 square feet of area with a two-lane resistant pool, kids pool, HotTub/Spa, and sport pool. The pool area is also home to our outdoor fireplace. Future amenities consist of tennis facilities and full-service spa.
How large are the Homesites at The Ranch Club?
Homesites range in size from 9,000 square feet to 22,000 square feet.

What are the estimated prices for your Maintenance Free Lodges?
Each Club Lodge is custom built to meet the needs and lifestyle of the homeowner. Although the exterior style is consistent throughout the neighborhood, each home is unique once inside. Prices vary depending upon floorplan, size, location, and owner preferences. Please contact our Real Estate team at 532-1001 for more information.
Do you have information about financing available on Homesites or Club Lodges?
Yes. The Ranch Club works closely with several of the finest lending and financial institutions in Montana. We would be happy to make recommendations based on your specific needs.
If we purchase a Homesite, do we have to build immediately?
No. At this time The Ranch Club does not have a specific timeframe in which the owner must build.
Can I select my own architect and builder?
Yes, The Ranch Club encourages you to bring your own builder and plans. We have great relationships with several of Montana’s premiere builders and are available to make recommendations when needed.
What is the Design Review Committee?
The Design Review Committee (DRC) is the governing committee which reviews and approves home and landscape plans. All architectural plans must be approved by the DRC prior to construction. The DRC provides consistent standards which enhance the community’s character and encourages complimentary architecture. Attention to detail is maintained through a thoughtful design review process which provides guidelines for construction, materials, color palettes, tree preservation, and landscaping. The results are homes of enduring value.
What are the design guidelines for building a home?
The architectural integrity of our community enhances the value of our properties. Ensuring that builders adhere to our design guidelines, The Ranch Club Community will maintain quality control and structural continuity throughout the project. By upholding standards for builders, our community will provide a beautiful and unique collaboration of homes in Montana.
Is there a property Homeowner’s Association?
Yes. The Homeowner’s Association entitles homeowners to a participatory role in the management of their community. The Homeowner’s Association’s primary function is to maintain the integrity of the community. Each owner is responsible for paying annual dues which will be applied towards the maintenance of common areas, golf course periphery areas, boulevard landscaping, and other shared and open space areas.
Where is the water supply for The Ranch?
The Phantom Hills Water Company, one of the Washington Group of Companies, owns the public utility which provides water to The Ranch Club community. This 400,000 gallon water tank also provides water to the common areas, entrances, boulevard landscaping and other dedicated open space. Residents who connect to the water supply will be billed directly by the water company for residential water consumption. The golf course irrigation operates from wells separate from The Phantom Hills Water Company.
Is The Ranch Club connected to City utilities?
Yes. The Ranch Club is connected to city sewer, electricity and gas. Other services available include the following: City snow removal, telephone service, cable service as well as police and fire department services.
What type of golf course is at The Ranch Club?
Transformed from historic ranch land, The Ranch Club offers the golfers of all skill levels panoramic views nestled within a traditional links-style course designed by renowned architect, Les Furber. A creative design of 7020 yards, combining elements and risk/reward shots, creates a strong challenge for the scratch player, yet also accommodates the novice through four sets of tees on each hole.
What types of memberships are available at The Ranch Club?
The Ranch Club presently is a semi-private golf club with a limited number of non-equity private memberships available. As our membership grows, The Ranch Club will transition to a private golf club. The Ranch Club is offering memberships in the following categories: Golf, Corporate Golf, Individual Golf, Social, and Corporate Social. The timing and release of memberships is at the sole discretion of the Club. Please contact us at 406 532 1009 for more information regarding memberships.
Are homeowners obligated to become golf or social members of The Ranch Club?
No. As a homeowner within The Ranch Club, there is no obligation to join the Club.
Is The Ranch Club Restaurant open to the public and what type of cuisine do you serve?
Yes. The restaurant and lounge is open to the public, serving dinner seven nights of the week. Sunday thru Thursday starting at 5pm, with our last seating at 8pm. Friday and Saturday we start serving at 5pm with our last seating at 9pm. If you would like your table waiting for you reservations are recommended at 532 1019
Recreated seasonally four times a year, our menu is as varied as Montana itself. Using only the freshest and most natural ingredients available, The Ranch Club offers a fusion of the finest cuisines from around the world; perfectly prepared and artfully presented. Our Chefs work dilligently to bring our patrons a variety of exquisite cuisines which satisfy diverse palettes as well as specific dietary needs.
The restaurant serves lunch during the golf season from 11:00 to 3:00 pm.

What if we aren’t golfers? Will there be social activities in the community which my family can enjoy?
The Ranch Club will bring new meaning to the word lifestyle for residents. Imagine your life filled with relaxation, convenience, fun activities, family and friends.
The Clubhouse is the centerpiece for activities the entire family can enjoy. During the warm summer nights the club will eventually offer one of the only outdoor neighborhood movie theaters on the driving range in Montana. Bring a chair or blanket and we’ll provide the popcorn.
Monthly social activities such as wine tastings, barn dances, kids adventure camps, art showings, couples night, holiday parties – all within convenient walking distance from your home – will add fun and friends to your lifestyle.
The fitness facility, swimming pool, hot tub, cabana and outdoor barbecue area create a life-enriching atmosphere unmatched in the Missoula area. You can walk to the clubhouse and spend some relaxing time with your family by the swimming pool.
